San Francisco Testimonials

From the outset, you and your associates provided The Lark Creek Inn with the highest possible level of professional service. From assisting with the virtual immediate start of reconstruction after our fire, through reopening, and culminating with an equitable recovery from our insurance carrier, The Greenspan Co./Adjusters International's efforts were first-rate.

We did not realize that our insurance agent did not place proper insurance on the building. As a result, the carrier tried to impose a co-insurance penalty, which essentially meant that they would only pay a proportion of the loss. The insurer believed that the penalty should be 25%; i.e., our insurance payout would be reduced by over $225,000.00. You did a great job of convincing the insurance company that the penalty provision did not apply. Eventually no deduction was taken. You were also able to maximize our code coverage limit so we got an updated building. Your negotiations skills were tremendous and as a result we obtained an excellent settlement on the repair.

We recovered much more than we ever thought we could have on our own. The fees we paid were worth every penny in terms of the service received. You saved us tremendous amounts of time and headaches.

Your experience and guidance, along with your understanding, constant updating, and most importantly, your verbal and written communication to the parties involved were crucial in obtaining badly needed funds that were already expended in refinishing the badly damaged property from a seemingly reluctant insurance company.

I had experienced two other small fires isolated to separate apartments and chose not to use an insurance adjuster (losses were a fraction of this fire on Duboce). I regret not retaining an adjuster such as The Greenspan Co./Adjusters International on those as well. We had no one fighting for us on those first two fires. Paying those insurance premiums is a given but collecting on a loss is a nightmare.

You navigated and strategized the plan of action and initiated it on our behalf and then took the gloves off when you had to. You exceeded our expectations. It is apparent your skills as a negotiator were primarily responsible for this.

What the hell is a public adjuster?' That was the question I asked myself in my ignorance the morning after a fire destroyed our San Francisco home. But my ignorance turned to suspicion when I learned that a public adjuster is someone who - for 10% of any eventual settlement - would supposedly represent me against my own reliable insurance company! Carefully weighing the pros and cons for a full 48 hours, I finally, hesitatingly retained The Greenspan Co./Adjusters International…I learned many things from the fire. Things didn't always move as fast as I wanted. The insurance company didn't pay as promptly - or as fully - as its advertising had led me to believe. The Greenspan Co./Adjusters International…took the worries away from me…He carefully and professionally presented each segment of the claim to the insurance company. He knew, when I didn't, exactly what I had a right to - and what I didn't have a right to - under my policy. When it came down to a final settlement, Ken and The Greenspan Co./Adjusters International definitely maximized the recovery. I estimate that even taking into consideration their 10% commission, they obtained at least twice the sum I would in my naivete have obtained on my own from my insurance carrier.

Though initially employed one year after the earthquake solely to prepare our business interruption claim, you suggested following your review of our insurance file that the measure of loss calculated on our building claim by our insurer was far less than what we were entitled to collect. We agreed to allow you to discuss the situation with our insurer which ultimately resulted in substantial dollars in excess of their previous loss calculation. Along with your excellent settlement on the business interruption claim, we could not have been happier. When we experienced our severe fire in Los Angeles, you responded on an expedite basis and, with the assistance and involvement of your Los Angeles office, gave us immediate and necessary advice as to inventory techniques, salvage agreements, emergency protection, building estimators, etc. that allowed our claim to be processed promptly and, ultimately, have our store reopen faster than initially expected. The dollar results of the adjustment were equally favorable to your previous representation of our firm, and, if need be, we would not hesitate to utilize your services in the future.

As you know, in addition to my background as an investor and developer, I am a lawyer and fairly well-versed in the nuances of insurance coverage and insurance case law. During my career, I have been exposed to some complex insurance matters. This case however, took the prize. It involved extremely complex, multi-layered coverage issues involving fire major property carriers, two E & O carriers, insurance program administrators, and highly technical reconstruction issues and the ultimate settlement was over 300% of the amount that the insurers argued that we were entitled to. Your team were arm-in-arm with the architects, engineers, coverage counsel and the ownership to ensure that the process was driven to a successful conclusion. They were intelligent, experienced and committed to the best result for the client throughout their involvement.

I understand from professional and personal experience what a tragedy the loss of one's home can be financially as well as emotionally. I also understand all too well the difficulties as an insured can encounter when dealing with one's own insurance carrier. You quickly learn that the allegiance of the insurance company is to its shareholders, not to its insured. I believed at the time of my fire loss that even with all of my professional experience either my family or my law practice would suffer immeasurably if I tried to adjust the loss myself. I also believed The Greenspan Co./Adjusters International could help me maximize my recovery with the limits of my policy. Now that all is said and done, I am happy to say that I was right. The Greenspan Co./Adjusters International's help and caring made our marriage, and our children's lives, much less stressful than it otherwise would have been. Every person at The Greenspan Co./Adjusters International who worked with us did a professional, top- flight job. I have recommended The Greenspan Co./Adjusters International to a number of friends and clients who have suffered their owns losses over the past five years, and will continue to do so, just like the Tanzer-Frank family who almost thirteen years after you adjusted their loss, still speak of you as a friend more than a business associate.

You helped bring structure and sensibility to what would otherwise have been a chaotic situation. I appreciate the professionalism with which you approached representing City Freeholds, and I am amazed at the amount of detailed work you went through to construct a credible claim. City Freeholds is surely grateful. Personally, I appreciate the leadership role that you played in negotiating so many important aspects of the claim.
